Major water network upgrade to commence in Sandyford to enable new housing

Uisce Éireann is delivering a national programme of targeted investment to increase the capacity of water and wastewater infrastructure to enable social and economic growth, including the delivery of essential housing.
As part of this programme, Uisce Éireann is commencing upgrade works to the water infrastructure in Sandyford. These critical works will increase the supply capacity of the network and enable the potential development of up to 5,700 new homes in the community.
The project, which represents an investment of €5.2 million, will upgrade 920 metres of water mains at Carmanhall Road, Blackthorn Road and Burton Hall Road.
James Browne T.D., Minister for Housing, Local Government and Heritage, welcomed the project.
“This vital project is good news for the Sandyford community. Upgrading the water network will strengthen supply capacity and ensure the infrastructure needed to support new housing and future development.
“Continued investment in public water services is essential to facilitating housing delivery. That is why in the recent Budget and through the National Development Plan we have increased Uisce Éireann’s funding to accelerate the delivery of water infrastructure and support the development of new homes across the country.”
Uisce Éireann’s Donal O’Connor, added:
“The Sandyford Water Network Upgrade will increase the supply capacity and resilience of the water supply, not only enabling the future development of thousands of new homes but also improving service for existing customers. This project will ensure that Sandyford is well-placed to meet the needs of a growing population and a dynamic local economy.”
The project is scheduled to commence in late November 2025 and is expected to be completed by summer 2026.
The works, delivered by GMC Utilities on behalf of Uisce Éireann, will involve phased Stop/Go traffic management at Carmanhall Road, Blackthorn Road, and Burton Hall Road.
A temporary road closure will be required early next year for a section of works at the junction of Burton Hall and Blackthorn Road. All stakeholders will receive advance notification of the road closure.
Works may involve planned short-term interruptions to water supply. Impacted homes and businesses will be notified 48 hours in advance of any planned outages.
